Description: Estate’s interest in 1 Lot of vacant residential land in Sonora, Mexico near Caborca. The parcel size is approximately ¼ acre. The land is located on Estrella del Mar in Las Dunas de Santo Tomas. The parcel is a part of the Las Dunas (subdivision) development which is operated Groupo Dessarrollos de Santo Tomas. See www.lasdeunas.com for details. The status of water, power, sewer and utilities is unknown. There are scattered residences in the area which is designed as a vacation/winter home for American and Mexican citizens and borders the Gulf of California. A developed roadway system at Las Dunas provides easy access for vehicles. Water and electric utilities provided to the front line of each lot are included in the lot price. The Property Number is Lot 4 which may be viewed on the Las Dunas website for location and proximity to the Gulf.

US Citizens may own property in Mexico. The Real Estate Bank Trust, or Fideicomiso, an irrevocable fiduciary trust administered by a Mexican bank of choice, allows foreign residents to acquire the beneficial rights of use for real property.

A Banktrust may cost $4,500 or more with annual maintenance fees of $350 to $1000. A Mexican corporation can be established for approximately $3,000 with an annual maintenance fee of approximately $300.

Las Dunas association fees are currently $30 per month for undeveloped lots and $40 for developed lots. This fee covers 24 hour security, water usage, trash collection, road maintenance and beach cleanup.

Property taxes are based on lot area and assessed value. Currently taxes are very low, no more than $10 per due year to the lags of assessed value to market value. In the future, property taxes could be $400 per year for beachfront property. This parcel appears to be very near beachfront.

Location Info: The property is located on Estrella del Mar (street / road) in Las Dunas. The development is about 60 miles west of Carborca and 1 hour south of Puerto Penasco and Rocky Point. Santo Tomás is a dramatic combination of 3,360 acres of beautiful Sonoran desert with 2½ miles of the most pristine swimmer friendly beaches in the state of Sonora. It is 240 miles south of Tucson.
