Description: Estate’s interest in 0.05 acres of vacant leased land in Creede, Colorado. The land is used for a Recreational Vehicle space and is located in the Mountain Views at Rivers Edge RV Park in Creede. The RV park is located at 539 Airport Road, Creede, CO 81130. The Space # of the Lot is 214. According to the RV Park management, Lot 214 is approximately 40’ x 60’. All lots have excellent mountain views.

There are no individual County taxes on the leased lot. All taxes are paid by the RV park itself. The RV park charges lease holders an annual fee of $1,300 and this fee operates in a similar manner as to an HOA/POA. The $1,300 includes electricity, water, and sewage but does not include garbage collection. Lease holders/residence must transport garbage to an area within the Park itself. The lease is valid through June 1, 2042. The original purchase price was $29,900 and is PIF. The Park charges a transfer fee of $2,000 to transfer the lease contract to a new owner.

If the lease holder is not using their space, they may enter into a separate agreement with the RV park to rent the space. If that occurs, the rental fee is split 60/40 with 40% going to lease holder.

Location Info: Creede is located in south central Colorado. The RV park is located near the Rio Grande River. Creede is approximately midway between Gunnison to the north, and Durango to the southwest. It is located in the San Juan Mountains and the area is known for hiking, biking, fishing and golfing.
